A new white paper from HomeServices of America suggests the biggest challenge in real estate isn't struggling sellers—it's the growing number of future buyers who no longer believe homeownership is within reach.
The report found that only 19% of non-homeowners believe they'll be able to buy a home within the next five years, the lowest level ever recorded. Among adults ages 18–34, that number has dropped from 57% to just 29% over the past decade.
Meanwhile, today's homeowners remain in a strong financial position. U.S. homeowners now hold a record $35 trillion in home equity, giving many sellers the flexibility to move while first-time buyers face rising affordability challenges.
The report also highlights the long-term impact of waiting to buy. Those who purchase a home before age 30 typically build 22.5% more wealth by age 50 compared to renters. However, with down payments taking nearly a decade to save, many buyers are reaching the market after that financial advantage has faded.
The takeaway? While today's market continues to benefit many current homeowners, improving affordability and creating more opportunities for first-time buyers will be essential to keeping the American dream of homeownership alive for future generations.
