10 Steps That Make a Difference

Open houses aren’t just about unlocking the front door and waiting for people to walk in. They're about creating an experience that makes buyers feel at home and excited about the property. Preparation is everything, and we believe that a professional open house starts long before the first guest arrives. Here are 10 things I always do to prepare:

1. Study the Property Inside and Out

It’s not enough to know the number of bedrooms and square footage. I dive deeper into the new roof, HVAC, plumbing, and recent upgrades. Buyers may not see these details right away, but they’ll ask, and I want to be ready with the answers. 

2. Brush Up on the Market

Before every open house, I review new active, pending, sold, and even cancelled listings. That way, I can confidently explain where our property fits in the market and why it’s a strong opportunity.

3. Study Specific Homes

Buyers will compare our listing to others nearby, so I research the homes the buyers are most likely comparing. I want to know what’s different, what makes ours better, and how to position it in the best light.

4. Know the Neighborhood

Location matters. Whether it’s McDowell Mountain Ranch or another Scottsdale or Phoenix community, I always prep neighborhood highlights, nearby parks, schools, restaurants, and shops. Sometimes pointing out a new café down the street makes a big difference to a buyer.

5. Check for Other Open Houses

Timing matters, too. I look up what other homes are open nearby so I can anticipate traffic patterns and maximize exposure for my listing. If possible, I’ll coordinate ours for maximum traffic.

6. Prepare the Day Before

From loading my car with signs to printing flyers and feedback sheets, I make sure everything is ready the day before. Scrambling the morning of = bad energy. Preparation = confidence.

7. Dress Smart

Professional, approachable, and comfortable beats overdressed every time. I want to look sharp but still relatable.

8. Pack the Essentials

Laptop, chargers, water, snacks, mints, pens, cleaning supplies, backup materials. I bring everything I might need so I’m never caught off guard.

9. Arrive Early

First things first: lights, blinds, and music, temperature, to set the mood inside the home. Then I place signs strategically around the neighborhood to draw the traffic in.

10. Take a Breath and Be Myself

There’s always someone who shows up early - but I’m ready... I take a breath, smile, and show up as my best self, ready to represent my clients’ home like a true professional.
